The rest is cosmetic maintenance that was never completed... old cast iron tubs with worn caulked seams, peeling and cracking tiled floors, floors that have been wet and need new sub floors, some roof truss work as well as some floor joist work where the previous owner cut two of the joists to plumb the tub.

There's several show rooms in the valley so you could call around and see if they have any floor models for sale. 

The inspections also help keep the tenants in line and lets them know if they need to make improvements as far as cleaning etc.

And that assumes you're cleaning up the landscape - er, concrete - and all utilities are billed back to tenants, there's no pest control, and no trash expense. 

I am working on my rough draft of 3D model designing of the new floor plan to be converted from singlewide trailer into 16x32 duplex houses on the same permanent trailer foundation with deck porches (just demolish entire mobile home to convert into stick-built house) and on the process of signing up my new real estate investment crowdfunding campaign (website) to be posted with my finalized proofreading content with a lot of pictures and video. 

We're looking at a  building that has a cafe on the 1st floor, which we would operate, and the 2nd floor is vacant-would be renovated to 3 apartments.

Especially if the deposit will not cover the floors.
