Since we got current we have never once been more than 15 days past due and we always pay the late fee when we are late.

Lately it is the school of hard knocks for even the really experienced guys.

So I had about 3 accounts that I've defaulted multiple times about 2 months in a row late 30 days, the next one was 30,60,90 . 30, 60, 90 and another one just one late month.

Notes: * Major Move Times for families are around school changes: early June and late August

The property is 4 bed, 3 bath, 1/2 finished basement, ~3000 sqft and is bank owned.

I have already posted in REO, but have not received any responses lately.

If I'm under the gun rehabbing a property, I spend pretty much dawn till dusk on site (and sometimes late into the early morning) as I've found that people who see a for rent sign in the yard and work being done to the property are my hottest tenant prospects.
