Once I used google chrome instead of windows internet explorer it worked perfect. 

The typical financial tool would be to utilize the discounted cash flow method to arrive at present value.  

And from there, I'm going to be using the BRRRR  method  to acquire more buy-and-hold rental properties.  

Right now I'm exploring two paths for my first investment property (besides my OO condo): 1. use my 30k toward a residential property and build slowly. 2.

All fellow agents out there what have you found to be the best prospecting methods to build your business as a new agent.

Explore your options and decide the best course for your situation.i have burned a house before (actually had the fire department burn it for me) but I had to make sure it was vacant first.

I'm not a whole seller so hopefully one of them will tell you what method works best for mailing but i would think, hand written on a color other than white to stand out would be the way to go.  

The investors or operators who advocate wholesaling as taught by these guru methods of assigning contracts as a business model enter the arena of facilitating real estate transactions without a license, tortuous conduct and predatory dealing simply because they follow bad advice.

Pick one or two prospecting methods, pound the phones, and keep following up until either someone else closes on it or you get it under contract. 

I live in LA,CA and feel $20k is not enough for most REI stategies but I'm not sure, which is the reason for this post.I would love to get the most return that $20k would allow.I am open to all suggestions and will do my research on which ever method I choose before jumping into it.Thanks in advance.
