@Greg Scott, I have never been to a lifestyles unlimited event, but I do like the set up.

And that really does happen, but you just don't hear about it much, although we are starting to have some long threads in bp about that.I've had too many contractors want an equity cut, but not willing to sign up to taking a loss --- if it happens.  

We are addressing the source of the issue, which seems to be blocked weep holes, high brush piled around the periphery of the home, possibly prior leaky kitchen pipes and some holes in the brick. 

We are not comfortable with sharing rooms with the tenant, so a separate entrance such as an ADU would be ideal.
