What I mean by that is the land and the buildings in their existing condition are worth much more than $300k.The $700k I previously mentioned chalks out to a pretty accurate number in my opinion and $5000 per door in repairs is a decent number unless you have some major exterior issues like roofs, foundations, plumbing, AC, electrical, etc.

The biggest things still yet to acknowleged by him or finished is a couple of outlets not working, track light not working, and he hasn't given me a key to my mailbox.the electrical I'm not to worried about, though I am hand delivering a notarized letter next week about it, mostly It's the mailbox.

If a general contractor is not licensed for work that requires a license (i.e. plumbing, electrical, HVAC, etc.) obtain:proof of the general contractor's liability insurance coverage of at least 2 times the total bid, ORthe license of the sub-contractor completing the work.

@Hannah Stephenson I don't think proximity to the interstate is your problemJust going off the photos / 3D view:The electrical outlets and light switches look original, with new covers slapped on them.. and they look absolutely hideous even in the photos.

Before I go look at a new prospective property, I already have a "rough" estimate of rehabs assuming it needs the majority of what the properties I buy needs - floors, kitchen/baths, HVAC, electrical upgrades, etc.

I recently picked up a Blink system - it's pretty good but a blue LED light comes on when the recording starts and cannot be disabled (you can open it up and put a piece of electrical tape over it though).

So now you've gone thru the "cosmetics" Kitchen remodel/bath remodel/opening up the floor (and don't forget the cost of the "supporting beams") , new flooring, paint, smooth ceilings; don't neglect the structural aspect and exterior - electrical upgrade?
