You would need to do an energy audit and the auditor will give you recommendations (cost breakdown) on improving the energy efficiency of the home.

My mother has access to communication with the lawyer at hand and she is supportive of me.

@Evan Haag Much like @Tim Johnson said you should try to work with a bank near you just for the ease of communication imo.

I'm seeking an efficient way to take notes as I walk a property instead of writing it down and having messy paperwork.Something that would maybe have an easy way to put down comments on the foundation, roof, etc, with maybe an optional field to add repair cost estimate that it could add all together.

In my opinion paying the small fee is the most efficient way to meet veteran investors, other new investors going through exactly what you are going through, people trying to partner on deals, sell their wholesale properties, network with vendors, and expedite your REI education.

Speaking of which, they have a hybrid electric water heater and 96% efficient gas furnace.  

Where there is no lender involved, wouldn't a contractor be more efficient for his estimate along with his qualified professional opinion than hiring an inspector for $300, doing your less than professional estimate and coming up with a good offer?
