As Dave Ramsey says "You can deliver pizza and make enough to pay the rent" but that wasn't this crew.

I find it very odd, and a bit annoying @Sebastian Bennett that in Real Estate Investing, which is not actually real estate INVESTING in true definition but instead Real Estate BUSINESS, I find it odd and annoying how the words used are "Mentorship", that than details a desire for a Franchise System, and providers deliver various iterations of Consulting. 

In my opinion, you might be best served by signing a purchase contract which requires the seller deliver marketable title and then let the title agent and the sellers figure out how to deliver it.

If I can't make more than delivering pizzas, (a LOT more), then I don't do that project?
