We screened and declined several applicants (even returned a deposit to hold for one declined applicant - took a lot of self control)and finally settled on some tenants that gave us the warm fuzzies and passed the background/credit/rent history/work verification with flying colors!

The problem these days is that too many "investors" dont want to put skin in the game and think that just finding a property with a so called future value assuming a perfect world should be funded at 100% of the project without coming to the deal with any funds.
