Hello all,I found this great property on sale near a college (great area to rent out to students).

I am a 19 year old college student currently studying business administration at the University of North Georgia looking to get as active as I can in real estate investing considering the fact that I an a newbie in the REI world.

I'm originally from Riverside and never really explored REI until I moved to GA and graduated college but part of the reason I never moved home after school was the cost of living lol.

Many do so by cashing out retirement funds, college funds, taking 3rd jobs, etc. to realize their dream of passive income and many hope to leave a legacy for their families.  

I've read a couple of ebooks on the subject; they are ok but not exactly college-level reading, at least not from a finance perspective.Would it be realistic to turn this into a full-time business and build a 100+ note portfolio of these things?

I live in a college town that's been building larger commercial operations for a couple years now and it hasn't adversely effected the smaller rental markets. 

This is the problem when you turn 60 years old.I have been in the construction business since I was 17 doing residential and commercial jobs (including those college years) so I have a bunch of experience in construction and a little bit in real estate.

As a landlord, I like buying in college towns that also have a solid young professional base.

Buying a home in the Bay Area is too expensive for them, and most are already loaded with debt from college.
