We actually just sold the condo we had for the same reasons.I think in your second post too that you're speculating a little bit - that the market will be higher in two years than it will now.

And actually it's not really any more work for you and your parents than what you were suggesting prior to that.

The only advice I can give is focus and actually execute.  

But we could actually see the problem by eye by taking the line apart in the crawlspace and looking in.

I am talking about the ones in the trenches day in and day out.You also don't see the countless hours of free work that we put into deals where if and I mean IF it actually closes you might only be making $2 an hour on that deal.

Just so you know, FHA doesn't approve contractors, your actual lender does and if they've done a few,mother have some already approved contractors.  

Linen Service/Laundry - I actually keep this with the crew, because with the size of our washer/dryer, it only takes the crew about 15 minutes longer to complete all of the linens - I find this easier than managing an additional external stream (separate linen service)Keys/Access/Exchanges - My unit is a condo, so it's automated via a lockbox nearby, and an electronic lock on the apartment door.

I actually also just purchased a 4 bedroom and will also begin "hacking" out at least one room. 

Study and research before you actually buy anything.
