The handyman I use in the western suburbs is $45 to show up versus $150 for a plumber. 95% of clogs do not require a plumber as they are the same repetitive issues (hair in the drain, old P traps, etc). 

I'm interested in the Spokane,WA area or surrounding areas in Eastern Washington and Western Idaho.

Construction costs are high, prop values are high, cash flow in the western states is poor.

I've seen 2/1 duplex units renting for as much as $1200 when nicely updated in the Northern/Western parts of Lakewood.

@Todd Powell it’s a small town in western Massachusetts, there aren’t many rentals in the area but it’s desireable so I am guessing at $1000 since it is a smaller 2 bed 1 bath at 1000sq ft I’m guessing with some comps that this is with around $120k after the rehab.

So even starting out a step ahead of others, it still takes a long time, blood, sweat, and tears.If you're looking for reasonable time lines for someone who isn't currently involved in real estate (and I admittedly don't know your full story either, so maybe you are involved with real estate in some fashion currently), I'd say it'll take 12 years to build a solid business you can live off of, if you did it 24/7/365 for all of those years. 

While there are closing costs that are split in some form or fashion as far as vetting the property goes, you will also have closing costs on your loan.
