Hi Noah - I would recommend an as is/as completed appraisal and see if you can find a bank that would be willing to lend on the as proposed value.

I've met some people that proposed that I work with them, calling the sellers they bring to me.

. $506/month x 12 = $6072 yearly profit before taxes versus a proposed sale profit of $38000 and what could be made from that.
