My current improvement plan is: new roof - its really old and several shigles are gone new flooring throughout - currently concrete new paint in and out - 50% brick/siding ext repair siding on chimney - has rotted away due to water damage new water heater new AC/Furnace repair sheetrock water damage from plumbing leak replace kitchen appliances landscaping replace garage door - wood rotoptional items would include: replacing various fixtures - which ones?

I'm very certain I've had more students or given instructions to more people than any private music teacher, I know that as my father was a music teacher when I was a kid.I think you just said those who have a gift for teaching others can do so much better with experience in the subject, that's what I was saying as well.Perhaps the flu has you down, get better, but what I said was not directed at you or anyone particularly, no need to be defensive, I left the door open by mentioning the subject matter to be taught.

Learn from them and build up your bankroll until you can start up a well funded marketing campaign.OR2) Find an investor/rehabber to partner with, and have them fund the marketing, and they get first dibs on all deals, and a cut out of anything that gets wholesaled. ( This one might be tough unless you have a relationship with someone like this already)You could also door knock, this only costs you time and gas money.When I did my first few deals as a real estate agent, I needed tons of help along the way.

Factored in light plumbing, new kitchen, upstairs bathroom, light sheetrock/spackle/paint, siding, all new flooring, and all the other miscellaneous like fans, lights, doors, etc.I have been blessed to be in a family of carpenters (dad, uncles, brother, grandfather) and a family of realtors (mom, stepdad) so things work out quite nicely.

I remember a widow that was our 4th deal telling me when the deal was over she couldn't believe it when I showed up at her door but I was offering her a solution and then she told me she had two other properties to sell so she could get on with her life and asked us to help her on those.
