I’m currently an engineer in Huntsville, AL, so I’ll be targeting somewhat local stuff for now with one of my goals also being to get into some STR’s at some point (eyeing Blue Ridge or Gatlinburg).

Huntsville AL looks good, but I don't have experience with managing a property remotely.

That's what most al lenders want: an easy role as capital provider and receive a predetermined profit in the form of interest of interest plus incentive Y.Besides State and Federal compliance for lenders, the real test could come should things not go as planned.
