Even if you wash the walls, and then use primer, then paint, it will still end up seeping through the paint and run down the walls when it's humid - especially in kitchens and bathrooms. 

Does anyone have any recommendations of the ideal amount to charge for a washing and drying load? 

I still remember one guy last year blaming his degrading decorative bathroom mirrors on the too-long showers of his tenant and wondering how to make her wash faster.

Is the a car wash area?
