The problem with investing right now is that we don't know what market value is in most markets (it's difficult or impossible to sell today), and we certainly don't know what market value will be in 2, 3 or 6 months when that flip is ready to be put back on the market.If you're confident you have a handle on what market value is today and what it will be when the flip is done, and the numbers works, then go for it.
