We are doing the BRRRR strategy after flipping mostly for the past two years and I was looking to the community for some knowledge about what to look out for for landlord insurance and if there are products out there that transition well between builder's risk to landlord.

I work a full time job as a pharmacist right now, but I am looking to transition to doing this full time.  

I have around $5000 saved currently as well, but will have roughly $20K saved by the time I transition back to civilian life.

The only unit that was soon expire had some delinquent payment history (three months) with the previous landlord.When the escrow closed, I sent out the transition letters to all the tenants and gotten a response from all but one unit (can you guess?).  

You could have something in one of the transitional areas or in somewhere you wouldn't go after dark - where is it specifically?

I'm pondering a transition from single family to rental but my property is one the larger ones in the neighborhood, it will likely require throwing cash at a deck/fence 6-7k and it has a 17 year old ac unit.

I am very fortunate for the experiences I have gained from the Marine Corps and the benefits I have for when I transition back to civilian life. 

Pipe transitions from galvanized to copper or bronze suffer horribly from electrolysis (at water meters).Galvanized pipes are a ticking bomb that will need to addressed and should be budgeted for accordingly.

Currently work a W2 as a firefighter but hoping to someday transition to investing full time.
