It would be really helpful.Thanks, BPI'll echo the sentiments others have expressed - if you haven't learned how things are are built, or are just starting out, it's tough to get any trades to work with you for anything less than premium rates.  

Anything lower than that for a 1-4 unit residential property and you will most likely cash flow negative unless you have a large down payment (20% or more), do all your own management and maintenance (hey, I thought you wanted to be a real estate investor, not a jack of all trades handyman/property manager!) 

I have Day Traded for many years out of college, however, I see RE Investing as a more hands-on investment and more of a "you get what you put in" type of Investment.

The key to any of them working is the determination to stick with it make the best outcome you can and go on with life.
