So here's the story:The owner was a contractor who built 3 duplexes on his father in laws property around 1993, his father in law passed away and left them to his daughter/ current property owners wife.

In the past year, there has been a lot of people move into town from NY.

The place I am planning on marketing to is primarily owner occupied, as the town is currently catching up in appreciation compared to the rest of the area.

I was even more shocked when I saw that the apartment was only really built as a 1bed/1bath (as noted by some of the reviews).

I spend a ton of time in Charleston and bought one park that I demo'd and built new construction on.. just a lot of moving pieces to make these things work this way.. and I guess if you have the net work right then what the heck.I don't work with wholesalers at all so not any thing I am interested in comparing.. to me its like the used car side of real estate.. no time for it or desire to engage those folks.

I'm looking to confirm that CAP RATES for a town.

Oh, and we were getting a $20k assessment per week of the timeshare for each of the next 3 years as they built out the units, but a rebate when they sold completed units--like they were going to sell them!
