What's the best way to find out an area or town's CAP RATE?

Hello all!

I have just one question for everyone. I'm looking to confirm that CAP RATES for a town. What's the best way to go about this? I looked through loop net, but only came back with a wide range.

Would an agent be able to find out this information from the MLS? Or is there another route I should explore?
