Agree that today's pricing is not so much favorable in these neighborhoods as supply can be low, however, there should always be opportunities if one is patient and looks hard enough.

Be patient and review every deal that comes across your table and when something pops up, leverage the resources around you to finance it in a beneficial way. 

I would be patient and look at lots and lots of deals.

If there is no reason to close early, just be patient.

My point is, if you are a broker, don't be put off by them, they will do their part to ensure the deal gets done, just be patient with them.
