Conventional loans for example, those are the loans governed by Fannie Mae and Freddie Mac (if you recognize those names), require a 7 year waiting period for a mortgage through them (unless you got cancer or there was a hurricane or some other completely terrible, awful thing that happened...then it's 3 years).
