The whole trip will run you flight/hotel/food/entertainment maybe $3k that you get to expense at the end of the year anyway.I wouldn't play in that zip-code, I would do anything along Livernois North of U of D...Also don't be afraid to look in the North End(woodward between grand blvd and Chicago).

This level of services almost take you to the point of running a hotel or boarding house. 

If you cant get it warm enough to be habitable, you should put the tenant up in a hotel/airbnb.

I am in commercial construction and have seen a real rise in the number of hotel projects that are starting to get off the ground.  

Springdale is all hotels and restaurants.

It's okay to take care of the property, it's another thing to have people act like you're a 5 star hotel.
