Difficult tenant. Need advice

I rented out an apartment and I’ve had the worst luck. The tenant finds an issue to complain about what seems every little thing. Things that is out of my hands such as the building intercom that the association is working on replacing and how there’s powdered detergent in the dryer in the building laundry room. The wall ac broke and ordered one in HD, it was lost during shipment and the order was replaced. I had a handyman install the new ac and she said the ac was leaking overnight and her computer and medical equipment were soaked. Plus, the handyman sealed with foam around the pipes in the kitchen / bathroom and she said they didn’t do a good job. The foam got into the wall tiles. The closet doors in one of the bedrooms was missing and I offered to install one. I was unaware that there weren’t standard measurements so the same handyman custom made ones to put in. He didn’t get to finish that day because he needed something to hold the doors because they were too heavy for that track. Long story short, she doesn’t want him back in the unit. She said he was too rude and incompetent. She also complained how they left everything filthy. I’m not sure how to handle this anymore. It seems there’s a growing list of problems and I’ve had more expenses than gains. Lease expires End of February 2023
