Do you write your own lease agreements, or have any resources you would be willing to share.

My guess is that both properties would be used as collateral since they share the same deed and both you and your in-laws could have to qualify for the loan but this isn't my area of expertise. 

I asked what the difference was (sounds all the same to me), and they said that duplexes had two seporate addresses whereas a 2 unit multifamily shares the same address.
