If you research 1031 exchange there's a guy from Florida, Dave Foster, who comments all the time and is very knowledgeable (I can't tag him because we aren't colleagues but hopefully he chimes in).

Hi My fellow BP members,I am a out of state investor trying to find a decent cash flow SFR in B+ neighborhoods in Montgomery  and one of the turnkey provider has a property in Lynndale 36116.It's at 80k sell price and cash flow looks decent but based on my initial research on the neighbourhood it looks like C class based on median income and employment statistics.

That’s just my fault for not further researching up front.Really, what sparked this is I was hoping I could do enough to get greater than 5,000 square feet on my own so I could get some units on the property.

Like Brent stated, you could look to do a fix/flip and then if the market supports it, leverage this property to scale up into other properties.I think the only thing that I can add is to identify your goals (short term and long term) and to research and educate yourself about interest rate trends, options, and about investing in real estate.
