@Timothy Church I have recently been interested in Galveston vacation rentals - but feel that the supply could soon outweigh the demand, coupled with the impending legal implications of cities trying to curtail the rise in these.Basically, with 1,200+ units to choose from, a holiday goer will soon see rapid price drops to try and gain bookings from the owners as their occupancy levels decrease...What's your realistic short-term and long-term predictions in this space, and do you think there is still viable potential here?

I've run models to assess the outcomes of certain moves (like buying, selling, refi'ing, rehabbing), and sometimes those models have revealed that the best course of action was to do none of those moves, and instead simply sit still and relax...So again, for me, creating projection models is more about gaining a better understanding of where my portfolio sits, and the outcomes that could occur in the future--not necessarily about trying to make a perfect prediction of the future.

The judge might not have access to the papers uploaded so be ready and research by calling the court to find out the backup.You have to accept the failure that a rich kid going there for a surf holiday was NEVER going to mow a lawn, he has no idea how to start the mower, this part is a FAIL on your screening process.

I can't make calls to the companies with the weekend and holiday.

When you are vetting service providers, ask them if they will be able to deal with urgent issues, if they work holidays, do they charge extra etc.
