I grew up in the area and know it well.

Typically the property needs to produce 25% more cash flow than the expenses and the loan goes up to 75% of the value.

By representing yourself, you throw all that experience out the window and open yourself up to mistakes.

Perhaps you could stick your job out a little while longer like I did and start building up a portfolio of rentals to provide you with enough income to be able to give you some cushion income to quit your current W-2 and make the transition to a new job you like better.

If some happen to line up and you can do a 1031 great.

The most successful landlord I know doesn't get caught up in petty fights with tenants and always try to be reasonable.

Flipping can look very appealing but in the beginning be ready to make many mistakes unless you are partnering up with an experience flipper.
