The rapid expansion and development in the surrounding area is a significant factor in the "decline" in Duluth proper.

That's largely because it is A) In FAR greater shape than most people think it is, causing a pricing inefficiency, and B) undergoing a massive revitalization that's rapidly changing the city for the better.It's a perfect storm for outsized returns.

We are able to pay off necessary items to rapid rescore over 620 but still cannot get a pre-approval letter for our dream home that’s about to slip away today.
