As to education, what you pick up might be how to deal, you aren't really learning the game because they don't teach the basics of the game, what the rules are or usual and customary aspects of real estate, so much.

Lets assume my other expenses will total $400 a month (property management, garbage, random fixes and expenses), making my total out of pocket $1800. 

But using an FHA loan would let you pick up a fixer-upper, whereas a VA loan won't.Good luck!
