How does it work if I am trying to sell my own property and a buyer approaches me but has a real estate agent??  Does the agent still get a commission??  Do I just only negotiate with the seller themselves??

@Jason E. It depends on what the contract between the buyer and the agent says. You are under no obligation to deal through the agent but that will not affect whether the buyer owes the agent a commission. 

It is likely that the buyer will want the agent involved because the agent can guide the buyer through the whole process. Buying a home for the first time can be a complex and intimidating process.
