I do have a RE attorney but he would rather I present the agreement on my own. 

When I do offer it I present it to owners that either own the property free and clear or have a low enough loan balance that I can pay off in the form of a down payment.

Add to the presentation but don’t make it part of your financials.

I am going to be focusing my efforts in both flipping and acquiring rental properties when a good deal presents itself.

It's all about presentation, when they see an MAI appraisal they know you KNOW your s#*t, and with the business plan for utilization of capital. 

One can be strategic though and seize on the opportunities that invariably present itself. 

How should the deal be presented to the private money lender to insure them if I were to fault on the loan they take over the property?
