Not saying...would prefer to keep the competition to a minimum :-)But there are areas that are not that large that have lots of varying reasons for people to want to go visit/work/play/get away.....They almost have to be found by happenstance....Most people look at the obvious areas.

For the deposit your location may play a role but where I live there is no limit to the deposit you can take outside of the market. 

Definitely the local city laws and ordinance play a key role when scoping out a project

I think the most "intense" aspect of a syndication deal is the last 30-45 days before closing as well as the next 30-45 days after closing.

Being in school so intensely for so long means you probably don't have any specific RE experience to bring to the table, so you're going to have to fake it while you make it (as they used to say:-)Learn some RE skills.
