Dental student - no money, debt, and wanting to live in rent

I am a dental student graduating in less than a year, looking to get into a residency in a new place and hoping to acquire a property that I can live in and rent out! I don’t have any money and have a lot of educational debt. Would love to hear some feedback about how to get started!

No offense but given your situation buying anything is a mistake, and I'm not just talking about houses. REI requires sacrifices when you first starting out. At least it did for me.

What can you sacrifice without leveraging anything? That's how you start.
