You need to incorporate with an attorney and not off-the-shelf or download from a website incorporation papers, it needs to be modified specifically for the intent and purpose of the business.

Our maintenance operations are similarly "disconnected" and are mostly handled by having tenants call in or email in requests and then we dispatch out the individual requests to different handy men or vendors, repairs/work orders are mostly tracked via a "paper process" so things sometimes fall through the cracks.

My simple system is that all utilities that I pay (for example my personal utilities) I put on autopay.Then when I buy a new property I very deliberately sign up for utilities and elect NOT to do autopay but ensure that I am getting an emailed or paper bill.

Thanksyeah thats right but i am not looking specifically to flip properties... i am trying to just get a return on my cash ... my goal is to buy a fixer upper to produce a better return on my cash than a turnkey propert... regarding cap rate... its a formula that is just for comparison ... its not the end of to real estate investing, i just use it to get a sense of what markets i am looking at in my area.its your net operating income / purchase price... so if you net 10,000 a year after all costs and the property was 100,000 then you have a 10 capit takes leverage and downpayments etc out of the equation and makes things easier to break down for me personallythe higher the cap rate the higher the theoretical return on paper.
