18mo long wholesale deal FINALLY closed
This seller called me around New Years 2016. He was whispering when he called and I was like what is wrong sir. He said his wife died bout a year ago and his house was headed for foreclosure and he was so scared to lose his house. He was living in the house with his mother in law since his wife passed and the mother in laws monthly check wasn't enough the cover the mortgage. He had recently got kicked out of the HOA For fighting with the neighbor so he was renting a room somewhere down the street with his disability money so they just couldn't afford to stay in that house and hadn't paid a full mortgage payment in 6months. The bank was working with him and allowing him to pay half the mortgage for up to a year so he had about six months left.
We had agreed on a price of 175k for this house ARV 250k. He just was never ready to sign the contract. He had called a few other investors who had all offered less than me an he was still just waiting it out. I called him every other week an he was never ready. Finally when the six months was up he had to hurry and get the house sold. He had finally got the payoff from the bank an it was about 160k so then he was worried about how long he was gonna be able to live off of the 15k profit he was going to walk away with and I'm like dude I'm saving u from foreclosure. I ended up giving him 180k to get it done. So we met an signed the contract.
Then it was a problem getting him out of the house. Because he was not allowed to be at the house banned from HOA and on probation for the felony charge for assault on his elderly neighbor so he couldn't go over there and pack. And the mother in law had her other son helping her but they wouldn't help get his stuff packed. I ended up having to pay a months rent to my end buyer when we closed who bought the house for 193k so he could get a one month temporary lease. AND I paid for movers for him because nothing was getting done.
I had a co wholesaler who I was working the deal with that threw in the towel within a few months because the seller was so wishy washy. I stuck with it though and got it done. So I didn't have to split my assignment fee. Some things take time. I probably spent 20hrs all together over the year comforting the seller on the phone he was crying about his wife and loosing his house. It was sad but he was just scared to move forward and start a new chapter which life was forcing him to do.
