A a basic starting out foundation what is a good percentage of ARV that ii should be looking to offer on properties in the Phoenix (Valley) area.

There are small local banks that will offer loan products for such properties, you would have to call around and see (small banks with about 5-10 branches often work best in my experience).

The other big issue about being an "investor-friendly" agent is that investors expect the agent to chase their tail by driving around looking at every potential home the investor sees on Zillow and then make a bajillion low-ball offers for them "just to see if they stick".

I was just trying to see if there was anything on the market thats simple to plug and play especially with offer templates designed and already integrated to send out as blind offers.For lead gen I do run an agency so generating buyer leads wont be an issue.
