However, these brackets are frequently pulled off by guests, leading to high maintenance costs.

I am using an off market property database software but it isn't consistent bc this type of asset is classified differently by county. 

Building off of what we discussed so others who are perusing the forums can also see. 

So, I decided to use the BRRRR strategy by finding amazing deals off-market by cold-calling.

I never heard back.Matthew was a pretty nice guy on the phone and we had a good call, but I felt like he was rushing off.

Find a deal that you can bring to a mentor and learn from the deal and make a lil off the deal.

Rather than go into all the specifics I would suggest you read some underwriting books to understand how to analyze these larger deals.A few that come to mind are:- Multifamily Millionaire Vol 1&2 (Bigger Pockets) Multifamily Millionaire Book Bundle – BiggerPockets Bookstore- Hands Off Investor by Brian Burke-  Definitive Guide to Underwriting Multfamily by Robert BeardsleyThere are many others out there, but I would suggest starting with those.

Primary home only about half paid off.

We're skipping the refi portion and just leaving it as a paid off home.
