The problem is I can't look up what nearby properties sold for because its a non-disclosure state so websites like realtor.com, zillow, trulia aren't helpful.

No inventory whatsoever nearby within 3 hours. 

Now this person lives and works in Denver, CO, in an expensive area to buy, so, almost certainly would not be able to find deals nearby.
