Mobile Home Park w large agricultural & immigrant pool - thoughts

I'm in due diligence on a mobile home park in a small town where economy is largely driven by agriculture.  The mobile home park community is largely immigrant to work the agricultural jobs.  Would love to hear thoughts, opinions, feedback, etc on considerations for this kind of investment as well as the tenant population being immigrants as I don't have experience with this dynamic.
