There is free landlord software out there that will provide you with online applications and screenings as well as market syndication so your property is posted to all of the major listing sites (i.e. apartments.com, realtor.com, Craigslist, etc.).

It could be minor or no structural damage, and just a matter of staying current in termite treatments.

It is work for single family and small multifamily, too but the volume is so different that "driving for dollars" and various online searches as discussed many times in BP and elsewhere work really well for mailings or phone calls. 

Moving a loan to an LLC isn't going to really matter to the lender its still going to come down to your personal ability to get a 2nd home loan thru your personal income, credit, etc. 

My drilling location is approximately 100 miles from my primary residence so it would be a nice little monthly write-off if possible.Hope to hear from someone with more experience on this matter!

Through my W2 employer I've learned how to take 360-degree photos and stitch them together into a virtual tour where you can then go online and "walk" through the house.I'm now trying to decide if it would be worth it to purchase the license for the software and camera for my personal use and begin offering this service to other realtors and investors, and do it for my own properties. 

Most counties have options to access the Tax Assessor, Recorder of Deeds and other sites for real estate records online.

Plus, it's a total waste of time.All transfers are recorded at the county level, and many counties around the country have on-line sites where you can review transfers. 

Then if X or Y happens, I've thought through the matter ahead of time rather than trying to figure it out as the crisis unfolds.

It doesn't matter much that the drain isn't centered, its close enough.
