I'm asking BP members for a referral to someone you know and/or have worked with who is a Land Development consultant in the Charlotte Metro Area.

I'm specifically interested in flipping and land lording but not sure where to start...

Like Emily said, a number of shocking facts (or not so shocking to many landlords) have come out in the press recently on how few Americans can come up with a thousand or even four hundred dollar in an emergency....A FINRA study on The Financial Fragility of Renters was just one (with lots of stats).So no downpayment is a big one, as is credit score, and even with those who have resources, they  may want the flexibility to move or freedom from extra work or costs of maintaining and repairing the home.Even items like student loan debt or fear about the economy hold others back (still some out there who feel the sting of the housing bust).

With how the BAH works now, it's very beneficial to you as a landlord/investor.

Remember when talking with your mortgage lender that the current lease(s) from tenants on the property can be put toward your dept to income ratio whether or not you have had landlord experience in the past.

I hear these landlords say they had to evict a tenant and the tenant destroyed the place and now the landlord can't repair the house.

(I love it - but bankers don't "get" 100% solar at this point.As to the flip house - I would rather sell it on a land-contract than rent it out up here.
