I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

The country has done an incredible job of turning itself around in terms of the economy and security and it has become an economic powerhouse over the last few years.

I would suggest that you get a full time w-2 Job and do real estate on the side.
