During my off days, I'm currently focused on setting up my property to rent out.

I would like to think that advertising for, interviewing potential renters and setting up the lease agreement (of course read and reviewed for my SD IRA trustee) would be OK.

My desire is to create profit by commercial units or owning multifamily units in order to provide housing as well as generational wealth.

Limited appreciation, old housing stock in need of major capex, population decline in many markets...Can you pick a market that's a couple hours away so the price point is lower, but you can be in-person and hands-on?

Being someone who is interested and house flipping/ home renovation BUT is not handy at all, what are the best resources to learn and get better at this sort of stuff.

Set recurring reminders like winterizing sprinklers, emailing tenant reminders about checking smoke detectors, etc.

My tenant is now living there but needs to use the main house address when buying stuff from companies like Walmart, etc... since the 1/2 ADU address does not show up.

One approach could be to let her know you will let her use the last month's rent as her deposit if she makes sure the house is in good condition and clean when she moves out. 

For those that don't know the Aug 17th NAR settlement will now REQUIRE realtors sign a contract with their clients PRIOR to showing their first house.
