If the funds are used on a single property I would check out what the LTV & whether you are also giving them funds for renovations. 

I will do minor renovations over the course of that year then flip for a profit.

I'm advertising a 1 bedroom house (450 sq ft - half sheet vinyl / half carpet).

I was curious if anyone was local to the area and could grab pictures of the inside of the property for me so I can try to contact contractors in the area to see what renovations would look like for a property like that.
