I had a particularly good week I picked up 3 infill lots in my target market this week so I am set for a few months now.... paying double what I could have bought them for when I first came to town.. but our finished product is selling for 75 to 100k more than we would have sold the same house for 18 months ago , so spreads are still very healthy for us.I would like to get another deal in OLD mt.

Well you will have a healthy return on your initial cash investment, plus all you need is 19 Rent payments per year to break even.We would do a deal like this, as long as there was no: structural issues, major repairs coming due, or evidence the area was in was headed towards a downturn(major employer leaving, falling rents/property values).

In the various sources of info, the words "investor promises to make the payments to the seller" - do they mean verbally due to the mutual interest in keeping the financials healthy, or is this promise a written agreement?
