Great book especially for newbie wholesalers negotiating with sellers!

Is anyone using  "Click Funnels" and is it a good fit for a " Wholesaler \ Investor" ?

I am looking for local agents/wholesalers that can help me find that perfect property.

I’m currently a SFH rehabber and wholesaler.

I am looking to buy a house in the area above freeway 101 (Arrowhead area) Cant find a wholesaler who works in this area.Do you guys know of anybody? 

Or in this cause would I have to buy the property and resell the title with a whole salers mindset.Thanks!

My mentor (who does lots of wholesale deals through realtors) made it clear to me that I need to be sure to have a lot of exit clauses on my contract that will serve protect my assets/liabilities (my home, car, etc) in the event that I get sued.
