Hello all, was just informed me that my tenant who just signed 1 year extension on his lease told me he's closing on a house in 45 days and wants to break his freshly minted lease.

And normally they don't have to go without water. 

Our Kansas City market is inundated with traditional wholesalers that have muddied the water.

We can only give general predictions and of course most - if not all of us - agree that we have no clue when it will happen.Things such as low interest rates and money printing are only prolonging and worsening the inevitable and they also only muddy the waters on a prediction as to when a crash will occur.

Mine includes roof, floors, hvac, appliances, hot water heater, exterior paint or siding, etc.

There was a water leak and I think it scared others away.

I am not saying to neglect the other parts of the business, but just remember without deals you are a dead in the water.

In regards to water mitigation, you can install water efficient toilets and water efficient shower heads.

For example in my market, the cap ex/maintenance on a hot water heater is ~$15/month(my market mandates slightly more expensive water heaters than most locales and plumbers in my market are not cheap).

4 - What would you estimate for average monthly power, gas, water, and trash (I know, this is going to be a wide range depending on # of occupants, climate sensitivity factors, etc)?
