Do houses that get top dollar have certain features? 

I really have very little knowledge of these, but if I COULD couple that with the extended lease back/purchase price reduction, that would take my base hit to a home run.I need to make sure my contract documents and covers all aspects of the home: condition, vegetation, fixtures and features etc, making sure I cover my liability for any damages they may cause in thier stay as much as possible.

Venmo has a feature where you can link your AMEX to your account.

The property has some features other homes don't in the area.

They have a college there also, and they were recently featured on a list of best places to live for one reason or another.

I know you generally want utilities already set up, road access, infill lots, and in a good location, but are there any other key features I should be looking for?

Over time Quickbooks has added more features (e.g. payroll management functions, electronic payments) that I never use. 

You apparently need to sign up to unlock features.
