For our SF rentals we had historically used Quickbooks.  The desktop version was perfect for what we needed.

Over time Quickbooks has added more features (e.g. payroll management functions, electronic payments) that I never use.  Now they are pushing hard on a subscription model and the cost for basic users has gone up.  You can no longer even use the desktop version offline since they require online login to authenticate access.

Since cost have gone up and the program has arguable become worse (at least for the way we use it), it no longer offers good value for us.  We made the decision to switch to something else in 2022.
